So, when buyers look at beautiful Key Colony Beach (KCB), one of the very first questions they ask me is:

The short answer is always a fun one to give, because it usually brings a massive sigh of relief.
The Biggest Misconception: KCB is Not a Private HOA
When people drive across the Sadowski Causeway and see our pristine streets, manicured landscapes, and private security feel, they naturally assume they are entering a private, gated HOA community.
But Key Colony Beach is actually an incorporated city.
We have our own municipal government, our own city commission, our own building department, and our own dedicated police department. The services that keep our island safe, beautiful, and running smoothly are funded through standard city property taxes—just like any other municipality—not a mandatory, predatory HOA fee.
So, What is the KCBCA?

The KCBCA is a voluntary, non-profit organization. It is not a governing board that tells you what color you can paint your front door. Instead, its entire mission is to foster community spirit, protect our local lifestyle, and make living on this island incredibly fun.
Because I have the privilege of serving as a board member of the KCBCA, I get a front-row seat to exactly how this organization knits our neighborhood together.
What Do the Dues Cost, and What Do They Cover?
Since membership is completely voluntary, the dues are nominal. A single membership is just $15 a year, and a family membership for a household is only $25 a year.
Your pocket change doesn't go toward corporate management; it goes directly into the experiences that make KCB "The Gem of the Florida Keys." When you join the KCBCA, your dues directly fund:
Free Sunday Afternoon Concerts: Held right on the water at Sunset Park during February and March. Bring a lawn chair, a beverage, and watch the sunset while listening to great live music with your neighbors.
The Welcome Back Dinner: Our annual celebration to welcome our seasonal residents and neighbors back to the island for the winter.
KCB Day & The St. Patrick’s Day Parade: Island-wide celebrations packed with local vendors, parades, and community pride.
The Coconut Crawl: A beloved local event that brings everyone together for some classic Keys fun.
Beautification and Safety: Supporting the initiatives that keep our parks and common areas looking spectacular.

The Takeaway for Buyers and Sellers
